A home purchase affects both your monthly budget and your savings. I'll help you understand the payment and the upfront costs, so you can see what you'll have left after closing.

I'll review your income, credit, debts and the property, then look for lenders whose requirements fit your situation. Lenders assess applications differently, so choosing where to apply matters.

I'm based in Delhi and work with buyers and homeowners across Norfolk County. If you're buying a property with a well or septic system, or your income comes from farming or seasonal work, I'll review those details early.

How I'm paid

On most residential mortgages, the lender pays me when your mortgage closes, so you don't pay a fee for my service. If a fee applies, I'll explain it upfront and put it in writing.

The worry

"My payment is about to change, and I don't know what my options are."

What I do about it

I'll compare your renewal offer with other available mortgages, including the payments, switching costs and features that matter to you. Aim to get in touch about four months before your term ends. If it's sooner, I can still look at what's possible.

The bank said no

One declined application doesn't rule out every option.

The worry

"If my bank said no, will every other lender say no too?"

What I do about it

I'll start by looking at why the bank declined your application. I'll explain whether another lender I work with may be a fit, or what you may need to address before applying again. Our first conversation doesn't involve a credit check.

I'm self-employed or seasonal

Get help showing lenders how you earn your income.

The worry

"Will a lender understand my income if it changes from month to month?"

What I do about it

Farm income, seasonal work, trades and contracts can require different documents from a salaried job. I'll help you understand what lenders need and how to document your earnings, then look for options that fit your situation.

It's rural, with a well and a septic system

Check the property's financing requirements before your offer is firm.

The worry

"What if I commit to buying and the lender won't accept the property?"

What I do about it

I'll review the listing and purchase agreement early, including the acreage, water supply, septic system, zoning and land use. I'll help identify questions for the lender and explain any outstanding financing requirements before you decide whether to remove your financing condition.

I want to use my home equity

Understand the cost of borrowing against your home before you commit.

The worry

"Will borrowing now leave me paying more for years?"

What I do about it

If you're considering home equity for renovations or another expense, I'll compare the borrowing options available to you. I'll explain the payments, fees and repayment period, along with how borrowing more could affect your total interest costs.

I'm downsizing or retiring

Plan your next move around your retirement budget.

The worry

"What if the sale and purchase don't line up, or my retirement income doesn't qualify?"

What I do about it

I'll look at your expected sale proceeds, purchase budget and how a lender would assess your retirement income. Then we'll discuss the timing of both transactions and any financing you may need between them, ideally before you list your home.

What does this cost me?

On most residential mortgages, you don't pay a fee for my service. The lender pays me when your mortgage closes. If a fee applies to your situation, I'll explain it upfront and put it in writing before you proceed.

Does talking to you affect my credit?

No. We can discuss your situation without a credit check. If you decide to apply, I'll explain the credit check and ask for your consent before it happens.

My renewal is in three weeks. Is it too late?

There may still be time to compare options. What I can do depends on your situation, the lender's timelines and any documents needed. Get in touch soon so I can review your offer and see what's realistic.

My bank turned me down. Is it worth trying again?

It can be, depending on why your application was declined. Lenders have different requirements for income, credit and property. I'll review your situation and explain whether another lender I work with may be an option or whether something needs to change first.

Can you help with rural and acreage properties?

Yes, for eligible residential properties, including homes with wells, septic systems, extra land and outbuildings. I'll review the property early to check the lender's requirements and identify any questions that need answers.

Are you a mortgage broker?

I'm a licensed Mortgage Agent Level 1 with Pegasus Mortgage Lending Center Inc. I help you compare options from banks, credit unions and CMHC-approved lenders. You can learn more about the Level 1 licence on FSRA's website.

No. You can call while you're still exploring. We'll talk about what you have in mind, what may be possible and what you can prepare when you're ready.
